Abstract

Dalam pelaksanaannya, proyek konstruksi KAI Living Gondangdia kerap mengalami change order atau perubahan desain yang berdampak langsung pada volume pekerjaan struktur serta penyusunan ulang Rencana Anggaran Biaya (RAB). Metode konvensional dalam perhitungan volume dan biaya belum mampu mengakomodasi perubahan tersebut secara efisien dan akurat. Penelitian ini bertujuan untuk melakukan pemodelan 3D struktur dan melakukan perhitungan ulang Rencana Anggaran Biaya (RAB) struktur pada proyek KAI Living Gondangdia dengan mengimplementasikan Building Information Modeling (BIM) yang terjadi akibat adanya perubahan change order dalam mempengaruhi volume pekerjaan struktur. Melalui teknologi ini, perhitungan volume dan biaya diharapkan dapat dilakukan secara otomatis, cepat, dan presisi. Metode penelitian yang digunakan adalah Research and Development (R&D) dengan pendekatan model pengembangan 4D: Define, Design, Develop, dan Disseminate. Tahapan penelitian mencakup analisis kebutuhan, pemodelan 3D elemen struktur, perhitungan volume menggunakan Autodesk Revit, serta penyusunan dan validasi RAB oleh ahli BIM. Data yang digunakan berasal dari shop drawing, data proyek, dan dokumen pendukung lainnya. Penelitian ini membuktikan bahwa penerapan BIM dalam menangani perubahan change order sangat efektif untuk memantau dan menganalisis perubahan volume pekerjaan. Proses ini penting dilakukan secara cermat agar penyesuaian Rencana Anggaran Biaya (RAB) dapat dilakukan secara tepat dan efisien. Berdasarkan perhitungan biaya struktur pada proyek KAI Living Gondangdia yang dilakukan melalui proses pemodelan BIM, diperoleh total biaya sebesar Rp11.888.225.250,16 dari hasil pengeluaran volume tiap elemen struktur. In its implementation, the KAI Living Gondangdia construction project often encounters change orders or design modifications that directly impact the structural work volumes and require the revision of the Budget Plan (RAB). Conventional methods for calculating volume and cost have not been able to accommodate such changes efficiently and accurately.This study aims to perform 3D structural modeling and recalculate the structural RAB in the KAI Living Gondangdia project by implementing Building Information Modeling (BIM), in response to change orders that affect structural work volumes. Through this technology, volume and cost calculations are expected to be automated, faster, and more precise. The research method used is Research and Development (R&D) with a 4D development model approach: Define, Design, Develop, and Disseminate. The stages include needs analysis, 3D modeling of structural elements, volume calculation using Autodesk Revit, and RAB preparation and validation by BIM experts. The data utilized comes from shop drawings, project data, and other supporting documents. This study demonstrates that the use of BIM in managing change orders is proven to be effective for monitoring and analyzing changes in work volume. This process is crucial to ensure accurate and efficient adjustments to the Bill of Quantity (BoQ) and project cost estimation. Based on the structural cost calculation for the KAI Living Gondangdia project carried out through BIM modeling, the total project cost obtained from the generated volume of each structural element amounts to Rp11.888.225.250,16 Keywords: Autodesk Revit, BIM, Budget Plan, Change Order, Structural Modeling
