Abstract

Penelitian ini bertujuan untuk menganalisis potensi peningkatan peringkat Bangunan Gedung Hijau pada Gedung Sertifikasi Profesi UNJ Cikarang dari Madya menuju Utama serta mengidentifikasi estimasi tambahan biaya konstruksi yang diperlukan. Kondisi eksisting perancangan gedung saat ini mencapai skor kinerja sebesar 74,55% atau setara dengan 123 poin. Metode penelitian yang diterapkan adalah kuantitatif deskriptif dengan mengolah data sekunder berupa dokumen perancangan, laporan evaluasi Bangunan Gedung Hijau, dan Rencana Anggaran Biaya mengacu pada regulasi Peraturan Mentri PUPR No. 21 Tahun 2021 serta standar biaya AHSP No. 30 Tahun 2025. Hasil penelitian mengungkapkan adanya potensi peningkatan maksimal hingga 151 poin (91,52%) dengan total estimasi biaya tambahan mencapai Rp58.451.110.463,45. Untuk memberikan alternatif strategi yang efisien, dilakukan analisis terhadap empat skenario optimasi di mana Skenario 3 ditemukan sebagai pilihan paling ideal dengan capaian 140 poin (84,85%) dan kebutuhan biaya tambahan sebesar Rp2.813.293.263,45. Kesimpulan penelitian ini menunjukkan bahwa pencapaian peringkat Utama dapat dilakukan secara optimal melalui intervensi teknis yang tepat dengan tetap mempertimbangkan aspek efisiensi biaya konstruksi. Skenario 3 direkomendasikan sebagai dasar pengambilan keputusan bagi institusi guna memastikan keamanan margin poin di atas ambang batas minimum peringkat Utama. ***** This research aims to analyze the potential for increasing the Green Building rating of the UNJ Professional Certification Building in Cikarang from Madya to Utama and identify the estimated additional construction costs. The existing design currently achieves a performance score of 74.55%, or 123 points. The research method used is descriptive quantitative, processing secondary data such as design documents, Green Building evaluation reports, and Budget Plans based on Minister of PUPR Regulation No. 21 of 2021 and AHSP No. 30 of 2025. Results show a maximum potential increase of up to 151 points (91.52%) with a total estimated additional cost of IDR 58,451,110,463.45. To provide an efficient strategy, four optimization scenarios were analyzed, with Scenario 3 identified as the most ideal choice, achieving 140 points (84.85%) and an additional cost of IDR 2,813,293,263.45. The conclusion indicates that the Utama rating can be optimally achieved through precise technical interventions while considering cost efficiency. Scenario 3 is recommended for institutional decision-making to ensure a safe point margin above the minimum threshold.
