Abstract

Pengembangan kawasan Transit-Oriented Development (TOD) di sekitar Stasiun MRT Lebak Bulus telah memicu perubahan signifikan pada struktur nilai keruangan kota, yang berdampak langsung terhadap fluktuasi harga tanah melalui proses pemusatan aktivitas. Penelitian ini bertujuan untuk memodelkan harga tanah di Kawasan Transit-Oriented Development (TOD) Lebak Bulus. Penelitian ini menggunakan metode deskriptif kuantitatif yang diintegrasikan dengan Sistem Informasi Geografis (SIG) melalui analisis Ordinary Least Squares (OLS), Geographically Weighted Regression (GWR), dan Multiscale Geographically Weighted Regression (MGWR). Hasil penelitian menunjukkan bahwa model MGWR merupakan model terbaik dalam memodelkan harga tanah di kawasan penelitian, dengan nilai koefisien determinasi oleh nilai koefisien determinasi (R2) sebesar 0,7981, yang berarti model mampu menjelaskan 79.81% variasi harga tanah, serta memiliki nilai AICc terendah sebesar 184,0947 dibandingkan model sebelumnya. Selain itu, model MGWR juga menunjukkan tingkat multikolinearitas lokal yang baik, yang ditunjukkan oleh sebagian besar titik pengamatan memiliki nilai Condition Number (CN) di bawah 30, sehingga estimasi parameter yang dihasilkan dapat dianggap stabil. Hasil pemodelan menunjukkan bahwa setiap lokasi memiliki persamaan regresi lokal yang berbeda yang menunjukkan adanya heterogenitas spasial yang berhasil diidentifikasi oleh model MGWR. Salah satu persamaan lokal yang dihasilkan model MGWR pada lokasi dengan kategori harga tanah sedang (moderate) yaitu, Harga Tanah = -0.525603 + 2.567833(Jalan Kolektor) - 0.585807(Jalan Arteri) + 0.602786(Fasilitas Kesehatan) - 0.202362(Fasilitas Pendidikan) – 0.557719(Fasilitas Peribadatan) - 1.158691(Fasilitas Pemerintahan) + 0.331289(Kawasan Pemukiman) ***** The development of the Transit-Oriented Development (TOD) area surrounding Lebak Bulus MRT Station has triggered significant changes in the urban spatial value structure, directly affecting land price fluctuations through the concentration of urban activities. This study aims to model land prices in the Lebak Bulus TransitOriented Development (TOD) area. The research employed a quantitative descriptive method integrated with Geographic Information Systems (GIS) using Ordinary Least Squares (OLS), Geographically Weighted Regression (GWR), and Multiscale Geographically Weighted Regression (MGWR) analyses. The results indicate that the MGWR model is the most suitable model for land price modeling in the study area, with a coefficient of determination (R²) of 0,7981, indicating that the model explains 79.81% of the variation in land prices. In addition, the MGWR model produced the lowest Akaike Information Criterion corrected (AICc) value of 184.0947 compared with the previous models. Furthermore, the MGWR model demonstrated a satisfactory level of local multicollinearity, as indicated by the fact that most observation points had Condition Number (CN) values below 30, suggesting that the estimated parameters are stable and reliable. The modeling results also reveal that each location has a distinct local regression equation, indicating the presence of spatial heterogeneity successfully identified by the MGWR model. One of the local regression equations generated by the MGWR model for an area with a moderate land price category is: Land Price = -0.525603 + 2.567833(Collector Road) - 0.585807(Arterial Road) + 0.602786(Health Facilities) - 0.202362(Educational Facilities) - 0.557719(Religious Facilities) 1.158691(Government Facilities) + 0.331289(Residential Areas).
