Abstract

Kemajuan teknologi konstruksi telah mendorong penerapan Building Information Modeling (BIM) sebagai sistem pemodelan digital terintegrasi. Perubahan desain dalam pembangunan Gedung Layanan untuk Proyek X meliputi modifikasi dimensi kolom dan balok tangga, serta penambahan dinding dan balok beton bertulang. Masalah ini mengharuskan dilakukannya perhitungan ulang kebutuhan volume dan Bill of Quantities (BoQ), namun proses perhitungan tersebut masih didasarkan pada gambar dua dimensi (2D), yang menyebabkan kesalahan dalam perhitungan volume akibat kurangnya detail dan terlewatkannya beberapa elemen. Oleh karena itu, penggunaan BIM diperlukan untuk meningkatkan akurasi dan konsistensi perencanaan. Penelitian ini bertujuan untuk membuat desain ulang dan perkiraan biaya untuk pekerjaan struktur bangunan menggunakan software Cubicost Take-Off Architecture Structure (TAS), Take-off Reinforcement Bar (TRB), dan Take-off Bill of Quantities (TBQ) untuk pembangunan Gedung Service Building Proyek X. Penggunaan Software Cubicost dapat membantu dan memperlancar proses pemodelan serta perhitungan biaya selama perubahan desain. Metode yang digunakan adalah metode R&D dengan model Four-D, yaitu Define, Design, Development, dan Disseminate. Proses pengembangan produk melibatkan pemodelan struktur bangunan menggunakan Cubicost TAS dan TRB, dilanjutkan dengan perhitungan rencana anggara biaya menggunakan Cubicost TBQ. Hasil penelitian ini menunjukkan bahwa selisih perhitungan biaya menggunakan Cubicost sebesar Rp832.857.048, atau 4,38%. Hal ini menunjukkan bahwa penerapan BIM dapat memberikan perhitungan volume yang lebih terperinci dan akurat untuk setiap elemen struktur, serta kemampuan untuk mengintegrasikan data antar elemen struktur, sehingga mendukung pengendalian biaya proyek yang lebih terukur. *******Advances in construction technology have driven the adoption of Building Information Modeling (BIM) as an integrated digital modeling system. Design changes in the construction of the Service Building for Project X include modifications to the dimensions of columns and stair beams, as well as the addition of reinforced concrete walls and beams. These issues necessitate recalculating volume requirements and the Bill of Quantities (BoQ); however, the calculation process is still based on two-dimensional (2D) drawings, leading to errors in volume calculations due to a lack of detail and the omission of certain elements. Therefore, the use of BIM technology is required to improve the accuracy and consistency of planning. This study aims to create a redesign and cost estimate for the building’s structural work using Cubicost Take-Off Architecture Structure (TAS), Take-off Reinforcement Bar (TRB), and Take-off Bill of Quantities (TBQ) software for Project X’s Service Building construction. The use of Cubicost software can assist and streamline the modeling and cost calculation processes during design changes. The method used is the R&D method with the Four-D model, namely Define, Design, Development, and Disseminate. The product development process involves modeling the building structure using Cubicost TAS and TRB, followed by cost estimation calculations using Cubicost TBQ software. The results of this study show that the difference in cost calculations using Cubicost software amounts to Rp832,857,048, or 4.38%. This indicates that the application of BIM can provide a more detailed and accurate calculation of volumes for each structural element, as well as the ability to integrate data across structural elements, thereby supporting more measurable project cost control
