Abstract

Perubahan desain pada proyek konstruksi dapat menyebabkan perubahan volume pekerjaan dan biaya sehingga diperlukan perhitungan ulang yang akurat. Pada Gedung GIS 150 kV di Cikarang, perubahan desain pada pekerjaan struktur dan arsitektur menyebabkan kebutuhan perhitungan ulang volume dan biaya. Penelitian ini bertujuan melakukan perhitungan ulang volume dan biaya menggunakan Building Information Modeling (BIM). Metode yang digunakan adalah penelitian pengembangan dengan pendekatan studi kasus. Pemodelan ulang struktur dan arsitektur dilakukan menggunakan Cubicost Take off Architecture and Structure (TAS), kemudian hasil volume diintegrasikan dengan Cubicost Take off Bill of Quantities (TBQ) untuk memperoleh estimasi biaya. Hasil berbasis BIM dibandingkan dengan metode 2D menggunakan AutoCAD dan Microsoft Excel. Hasil penelitian menunjukkan bahwa terdapat perbedaan volume dan biaya akibat perubahan desain. Total biaya pekerjaan struktur dan arsitektur menggunakan metode 2D sebesar Rp16.527.602.908,26, sedangkan metode berbasis BIM sebesar Rp16.134.035.594,32, dengan selisih Rp370.775.425,94 atau 2,25%. Hasil uji kelayakan oleh dua validator ahli menunjukkan bahwa produk berbasis BIM dinyatakan layak digunakan dengan revisi. Berdasarkan hasil penelitian, penggunaan BIM dapat membantu perhitungan ulang volume dan biaya secara lebih terintegrasi dan sistematis dalam menghadapi perubahan desain. ***** Design changes in construction projects can affect work quantities and costs, requiring accurate recalculation. In the 150 kV GIS Building in Cikarang, design changes in structural and architectural works resulted in the need to recalculate quantities and costs. This study aims to recalculate quantities and costs using Building Information Modeling (BIM). The research used a development research method with a case study approach. Structural and architectural elements were remodeled using Cubicost Take off Architecture and Structure (TAS), and the quantity results were integrated with Cubicost Take off Bill of Quantities (TBQ) to obtain cost estimates. The BIM based results were compared with the 2D method using AutoCAD and Microsoft Excel. The results showed differences in quantities and costs due to design changes. The total cost of structural and architectural works using the 2D method was IDR 16,527,602,908.26, while the BIM based method resulted in IDR 16,134,035,594.32, with a difference of IDR 370,775,425.94 or 2.25%. The feasibility test conducted by two expert validators indicated that the BIM-based product was feasible for use with revisions. Based on the results, BIM can support the recalculation of quantities and costs in a more integrated and systematic manner when dealing with design changes.
