Abstract

Kepadatan penduduk DKJ tiap tahunya kian bertambah, khususnya di Jakarta Selatan yang merupakan salah satu wilayah dengan kepadatan penduduk dan aktivitas ekonomi tinggi di DKJ, telah menambah kebutuhan akan ruang publik, mendorong interaksi sosial dan menciptakan potensi destinasi wisata terjangkau. Dalam konteks ini, pengembangan sektor pariwisata di wilayah perkotaan menjadi semakin penting, dengan taman kota sebagai aset utama yang menarik minat wisatawan. Penelitian ini bertujuan mengidentifikasi daya tarik taman kota melalui pendekatan 4A (Attraction, Accessibility, Amenity, dan Ancillary) beserta analisis SWOT. Penelitian ini menggunakan metode deskriptif kualitatif, dengan data diperoleh melalui observasi, wawancara, dan dokumentasi. Hasil penelitian adalah Tebet Eco Park menawarkan beragam atraksi yang menjadikannya tujuan rekreasi populer, didukung fasilitas lengkap dan aksesibilitas yang mudah berkat lokasinya yang strategis dan terintegrasi transportasi umum. Pelayanan tambahan seperti WiFi, ATM, dan CCTV meningkatkan kenyamanan dan keamanan pengunjung. Analisis SWOT terhadap komponen 4A di Tebet Eco Park menghasilkan beberapa strategi yang memanfaatkan kekuatan dan peluang serta mengatasi kelemahan dan ancaman dalam pengelolaan dan pengembangannya. Kata Kunci: Pariwisata Perkotaan, Taman kota, Daya tarik 4A, Analisis SWOT The population density in the Special Capital Region (DKJ) continues to increase annually, particularly in South Jakarta, one of the regions with high population density and economic activity in DKJ. This growth has heightened the demand for public spaces, fostering social interaction and creating the potential for affordable tourist destinations. In this context, the development of the urban tourism sector has become increasingly important, with city parks serving as key assets attracting tourists. This study aims to identify the attractiveness of urban parks through the 4A approach (Attraction, Accessibility, Amenity, and Ancillary) alongside a SWOT analysis. This research employs a qualitative descriptive method, with data obtained through observation, interviews, and documentation. The research results are Tebet Eco Park offers a variety of attractions that make it a popular recreational destination, supported by comprehensive facilities and easy accessibility due to its strategic location and integration with public transportation. Additional services such as WiFi, ATMs, and CCTV enhance visitor comfort and security. SWOT analysis of the 4A components in Tebet Eco Park produces several strategies that utilize strengths and opportunities and overcome weaknesses and threats in its management and development.
