Pembangunan Flyover Tapal Kuda Lenteng Agung merupakan salah satu upaya yang dilakukan untuk mengatasi permasalahan kemacetan akibat adanya perlintasan kereta api. Pelaku usaha yang terdapat di sekitarnya mengalami penurunan jumlah pembeli setelah dilakukannya pembangunan Flyover Tapal Kuda Lenteng Agung karena adanya perubahan beberapa faktor lokasi yang mengakibatkan berubahanya nilai strategis lokasi. Penelitian ini bertujuan untuk menganalisis faktor lokasi setelah adanya pembangunan Flyover Tapal Kuda di Jalan Raya Lenteng Agung, Kecamatan Jagakarsa, Kota Jakarta Selatan dan menganalisis dampak pembangunan Flyover Tapal Kuda terhadap penurunan pendapatan pelaku usaha di Jalan Raya Lenteng Agung, Kecamatan Jagakarsa, Kota Jakarta Selatan. Penelitian ini berlangsung dari Juli 2021 hingga Januari 2022 di Jalan Raya Lenteng Agung, Kelurahan Lenteng Agung, Kecamatan Jagakarsa, Kora Jakarta Selatan. Populasi dalam penelitian ini adalah seluruh pelaku usaha di sekitar Flyover Tapal Kuda Lenteng Agung yang telah berkegiatan sebelum adanya Flyover Tapal Kuda Lenteng Agung dan merupakan jenis usaha perseorangan dengan jumlah keseluruhan 52 orang. Penelitian ini menggunakan total sampling yang menjadikan semua 52 populasi tersebut merupakan sampel. Teknik analisis dalam penelitian ini adalah deskriptif persentase dan Uji Wilcoxon Signed Rank untuk mengetahui perbedaan pendapatan bersih sebelum dan sesudah adanya Flyover Tapal Kuda Lenteng Agung. Hasil penelitian ini ditemukan bahwa adanya perubahan faktor lokasi pada aksesibilitas, visibilitas, tempat parkir, kondisi udara, mobilitas, dan lalu lintas. Hasil Uji Wilcoxon Signed Rank menunjukkan nilai Sig. (2-tailed) 0,000 > 0,05 yang berarti terdapat perubahan signifikan pada pendapatan bersih sebelum dan sesudah adanya Flyover Tapal Kuda Lenteng Agung berupa penurunan pendapatan bersih sebesar 51%. The construction of the Tapal Kuda Lenteng Agung Flyover is one of the efforts made to overcome traffic jams due to railroad crossings. Business actors in the vicinity experienced a decrease in the number of buyers after the construction of the Tapal Kuda Lenteng Agung Flyover due to changes in several location factors that resulted in changes in the value of the location strategy. This study aims to analyze the location factor after the construction of Tapal Kuda Lenteng Agung Flyover on Jalan Raya Lenteng Agung, Jagakarsa District, South Jakarta City and analyze the impact of the construction of the Tapal Kuda Lenteng Agung Flyover on the decline in the income of business actors on Jalan Raya Lenteng Agung, Jagakarsa District, South Jakarta City. This research took place from July 2021 to January 2022 on Jalan Raya Lenteng Agung, Lenteng Agung Village, Jagakarsa District, South of Jakarta. The population in this study were all business actors around the Tapal Kuda Lenteng Agung Flyover who had been active before the existence of the Tapal Kuda Lenteng Agung Flyover and were a type of business with a total of 52 people. This study uses total sampling which makes all 52 populations as samples. The analysis technique in this research is descriptive percentage and the Wilcoxon Signed Rank test to determine the difference in net income before and before the Tapal Kuda Lenteng Agung Flyover. The results of this study found that there were changes in location factors in accessibility, visibility, parking, air conditions, mobility, and traffic. The Wilcoxon Signed Rank test results show the value of Sig. (2-tailed) 0.000 > 0.05 which means there is a significant change in net income before and before the Tapal Kuda Lenteng Agung Flyover in the form of a 51% decrease in net income.
