Abstract

Saat ini banyak material yang digunakan sebagi material dinding, namun muncul inovasi-inovasi baru yang muncul sebagai material dinding salah satunya panel EPS. Penelitian ini bertujuan untuk melihat biaya dari rumah sederhana dengan dinding bata ringan dengan panel EPS dengan standar PUPR dan standar developer. Penelitian ini menggunakan metode deskriptif kuantitatif yang dilakukan dengan mengumpulkan data berupa gambar bestek yang bersumber dari Pekerjaan Umum dan Perumahan Rakyat (PUPR) sebagai standar tipe rumah sederhana yang berlaku, gambar bestek yang bersumber dari developer sebagai sampel yang akan diteliti, daftar harga satuan bahan bangunan dan daftar harga satuan upah pekerja. Penentuan pengambilan sample pada penelitian ini adalah Sampling Purposive, yang terdiri dari rumah sederhana tipe 36, 45, dan 52, masing-masing berjumlah 3 sampel. Pengamatan dilakukan dengan cara menghitung Rencana Anggaran Biaya (RAB) rumah sederhana dengan dinding panel EPS dan Rencana Anggaran Biaya (RAB) rumah sederhana dengan dinding bata ringan pada satu tipe rumah yang sama. Hasil penelitian menunjukkan bahwa berdasarkan perhitungan yang dilakukan pada rumah dengan standar PUPR dengan dinding bata ringan sebesar Rp 3,938,651.49 dan dinding panel EPS sebesar Rp 3,9772,775.99. Selisih rumah dinding panel EPS dengan rumah dinding bata ringan standar PUPR memiliki selisih harga Rp. 34,124.5/m2 . Selain itu harga rata-rata dinding bata ringan dengan standar developer sebesar Rp 4,105,653.15/m2 , sedangkan rumah dengan dinding panel EPS memiliki harga rata-rata sebesar Rp 4,443,451.19/m2 . Selisih rumah dengan standar developer memiliki selisih rata-rata harga Rp. 337,798.04/m2 . Maka selisih rumah dengan standar PUPR memiliki nilai 10.1 % dari rata-rata selisih harga per m2 rumah dengan standar developer. Sehingga dinding bata ringan lebih murah bila dibandingkan dengan panel EPS dan dinding panel EPS lebih cocok diaplikasikan pada rumah sederhana yang memiliki spesifikasi standar Nowadays a lot of material that use as a wall material, but it appears new innovations are emerging as one of the wall material EPS panels. This study aims to look at the cost of a simple house with light brick wall with EPS panel with PUPR standards and standards developers. This research using quantitative descriptive method done by collecting data such as pictures bestek sourced from Public Works and Public Housing (PUPR) as the standard type of house that is in force, the image bestek sourced from developers as a sample to be examined, the list of unit prices of building materials and unit price list workers' wages. Determination of the sample in this research is purposive sampling, which consists of a simple house type 36, 45, and 52, respectively totaling 3 samples. The observation was done by calculating the Budget Plan (RAB) simple house with a wall panel EPS and Budget Plan (RAB) simple house with light brick wall on the same type of house. The results showed that based on calculations performed at home with a standard PUPR with light brick wall Rp 3,938,651.49 and wall panels EPS of Rp 3,9772,775.99. Difference house EPS wall panel with a standard home light brick wall PUPR have a price difference of Rp. 34,124.5 / m2. In addition the average price of light brick wall with a standard developer Rp 4,105,653.15 / m2, while the EPS house with wall panels have an average price of Rp 4,443,451.19 / m2. Difference in the house with the standards developer has a difference of an average price of Rp. 337,798.04 / m2. Then the difference between a standard house with PUPR has 10.1% of the value of the average difference in price per m2 home with a standard developer. So that the light brick wall cheaper when compared to the EPS panels and wall panels EPS is more properly used in a simple house that has a standard specification.
